Edmonton’s rental market has loosened slightly compared to the extremely tight conditions of 2022-2023. Vacancy rates have risen to approximately 4.5% in 2026, which means you have more options and slightly more negotiating power than renters had two years ago.

Choosing a Neighbourhood: What You Need to Know

Edmonton is a spread-out city. Where you live relative to where you work matters enormously. The city does not have the kind of comprehensive transit system that makes living far from work painless.

If You Work Downtown

Consider: Oliver, Garneau, Strathcona, Bonnie Doon, or along the LRT line. The Capital Line and Valley Line connect some suburbs to the core, but service frequency and reliability vary.

If You Work in South Edmonton (Retail, Commercial)

Consider: Ellerslie, Summerside, The Orchards, Walker. All have good access to South Edmonton Common and surrounding commercial areas.

If You Work in Nisku or at the Airport

Consider: Southeast Edmonton — specifically The Orchards, Summerside, or Leduc. The QE2 highway provides a direct 15-minute route from SE Edmonton to Nisku and Edmonton International Airport. This is the most common commute pattern for thousands of workers in the energy, logistics, and aviation sectors.

Cherry Hills in The Orchards is 15 minutes from both Nisku and the airport, making it one of the most practical locations for commuters in these industries.

If You Work on the West Side

Consider: West Edmonton, Lewis Estates, Grange. Anthony Henday Drive connects SE Edmonton to the west side, but it is a 30-40 minute drive in good conditions.

If you are moving from a milder climate, Edmonton’s winters will affect your housing decisions more than you expect.

  • Garage matters. An attached garage is not a luxury — it is the difference between a 5-minute morning routine and a 20-minute one involving ice scrapers and frozen door handles.
  • Heating costs are real. Older, poorly insulated rentals can have winter gas bills of $200-$400/month. Newer builds with current insulation standards cost significantly less.
  • In-unit laundry is important. Hauling laundry to a shared facility or laundromat in January is a lifestyle downgrade.
  • Block heaters. If your vehicle parks outside, you will need to plug it in overnight when temperatures drop below -15°C.

  • Facebook Marketplace — active for Edmonton rentals, but more individual landlords with variable quality
  • Kijiji — still used, declining in quality

Application Process

Most Edmonton landlords require:

  • Government-issued ID
  • Proof of income (pay stubs, employment letter, or offer letter)
  • References from previous landlords
  • Credit check consent
  • First month’s rent and security deposit upon approval
