Is The Orchards a Good Neighbourhood? An Honest Review

Is The Orchards a Good Neighbourhood? An Honest Review

The Orchards is one of the newest communities in Southeast Edmonton. If you are considering moving here — whether renting or buying — you have probably seen the developer marketing. Parks, trails, community spirit. It all sounds great on paper.

But what is it actually like to live here? This is an honest look at what The Orchards gets right, where it falls short, and who this neighbourhood is best suited for.

What The Orchards Gets Right

The Green Space Is Real

This is not a neighbourhood that named itself after nature and then paved over everything. The Orchards was designed around 98 acres of park space with connected walking and cycling trails throughout the community. There is a splash park, tennis courts, a hockey rink, a toboggan hill, and community gardens.

The trails are usable year-round and connect through the neighbourhood so you can walk or bike to schools, shopping, and common areas without driving. For a suburban Edmonton community, this level of green space infrastructure is unusual.

Schools Within Walking Distance

Two schools serve The Orchards area within walking distance:

  • Jan Reimer K-9 School (Edmonton Public Schools)
  • Divine Mercy K-6 Catholic School

For families, the ability to walk kids to school is a daily quality-of-life advantage that eliminates car trips and gives older children independence.

The Community Association Is Active

The Orchards Residents Association runs programs and events year-round. The community facility includes a banquet hall and meeting rooms. There are seasonal events, a farmer’s market, and programs for different age groups.

This matters because many Edmonton suburbs feel isolated — rows of houses with no gathering spaces. The Orchards has infrastructure designed to bring people together, and it is being used.

It Is New

Most of The Orchards has been built within the last 10 years, with active development still underway. Infrastructure is modern: roads are wide, utilities are current, and homes meet the latest building codes. You are not dealing with aging sewers, crumbling sidewalks, or outdated layouts.

Where The Orchards Falls Short

It Is Suburban

If you want walkable urban living with coffee shops, bars, and restaurants on every corner, The Orchards is not that. It is a suburban community. You will drive to most amenities beyond the basics. Orchards Plaza Shopping Center covers groceries and essentials, and South Edmonton Common is 10 minutes away, but this is not a neighbourhood where you walk to a restaurant for dinner.

Transit Is Limited

Edmonton’s public transit coverage in newer suburban communities is thin. Bus service exists but frequency and route coverage are not comparable to what you would find closer to the city centre or along the LRT line. If you depend on transit for commuting, The Orchards is a challenging location.

Still Developing

Parts of The Orchards are still under construction. Depending on where you are in the community, you may have construction traffic, unfinished lots nearby, and amenities that are planned but not yet built. This is improving as the community matures, but it is not yet a fully finished neighbourhood.

Distance from Downtown

The Orchards is approximately 25-30 minutes from downtown Edmonton in normal traffic, longer during rush hour. If you work downtown, this commute adds up. The neighbourhood is best suited for people who work in south Edmonton, Nisku, or at the airport.

Who Is The Orchards Best For?

Families with Young Children

The combination of walking-distance schools, extensive parks, splash park, and community programs makes The Orchards one of the strongest family neighbourhoods in Edmonton. If you have kids under 12, this community was essentially designed for you.

Nisku and Airport Commuters

At 15 minutes from both Nisku Industrial Area and Edmonton International Airport, The Orchards is the closest residential community to these major employment hubs. Thousands of workers in energy, logistics, construction, and aviation live in SE Edmonton for this reason.

People Who Value Outdoor Space

If walking trails, parks, and green space are important to your daily life — not just something you visit on weekends — The Orchards delivers more than most Edmonton communities.

Renters Who Want New Construction

Cherry Hills at The Orchards is one of the few purpose-built rental townhome communities in Southeast Edmonton. With 80 brand new 3 bedroom townhomes, double attached garages, and 1,544 sq ft of space starting at $2,125/month, it is the main rental option for people who want a new build in this neighbourhood.

Who Should Look Elsewhere

  • Downtown workers who want a short commute — consider Oliver, Strathcona, or Bonnie Doon
  • Transit-dependent commuters — consider neighbourhoods along the LRT line
  • People who want urban walkability — consider mature neighbourhoods with mixed-use development
  • Nightlife and dining seekers — The Orchards is quiet by design

The Bottom Line

The Orchards is a strong suburban neighbourhood that delivers on its promises of green space, community infrastructure, and modern living. It is not for everyone — it is suburban, it requires a car, and it is still growing. But for families, commuters to Nisku/airport, and anyone who prioritizes parks and new construction, it is one of the best options in Edmonton right now.

See It for Yourself

The best way to evaluate a neighbourhood is to spend time in it. Walk the trails, see the schools, check your commute route.
